Beds24 vs Smoobu: which one fits your property?
Beds24 and Smoobu are both Berlin companies, and both sync your calendars with Airbnb, Booking.com and Expedia without a commission on their standard plans. Smoobu bundles a website builder, phone support and a simpler set-up for holiday-rental hosts; Beds24 costs less and connects more channels, but you configure it yourself. Here is the detail, from the vendors’ own pages in October 2026.
Who each one is for
Beds24 is a property management system (PMS) with its own channel manager and booking engine. It says property managers in over 150 countries use it to run their “hotel, B&B, inn, guest house, holiday home or vacation rental, cottage, hostel, campground, agency or hotel group” (Beds24 channel manager). It is “designed as a self-service system”: there is no set-up fee, and “you do the complete set up yourself” (Beds24 FAQ).
Smoobu is all-in-one software for holiday rentals: PMS, channel manager, booking engine, website builder and guest messaging in one subscription. Its site has pages for holiday apartments and homes, boutique hotels, B&Bs, guest houses, camping and farm stays, and it asks owners of more than 20 properties to contact it for a quote (Smoobu pricing).
Both are German companies with Berlin addresses: Beds24 GmbH (imprint) and Smoobu GmbH (imprint). The difference is in price, scope and how much you want to configure.
In short: Smoobu suits holiday-rental hosts who want a website, a simple set-up and phone support in one plan. Beds24 suits cost-conscious hosts, hotels and B&Bs who sell on many channels and are happy to configure things themselves.
Pricing as of October 2026
Both vendors publish their prices. Beds24 bills what you use; Smoobu bills a plan, priced by the number of units.
- Beds24: pay as you go. A base fee of €12.90 a month, €2.60 per room or unit, and €0.55 a month per channel link, one room type on one channel: from €15.50 a month (Beds24 pricing). No contract, no minimum term, no set-up fees: you top up a prepaid balance. Extras include Private Label for your own subdomain (€19 a month), extra user logins (€2 a month) and personal onboarding (from €79).
- Smoobu: three plans, priced by units, all billed in euros. For one unit: Professional Flex €29 a month plus a 0.9% fee per booking; Professional Prepaid €35 a month, or €31.50 billed yearly, with no booking fee; Teams Pro+ €55, or €49.50 yearly, adding e-invoicing, priority support and two write-access accounts. Each extra unit adds €12 a month in Smoobu’s price calculator, before the 10% yearly or 20% two-year discount. You cancel with 30 days’ notice, effective at the next renewal (Smoobu pricing).
Three examples, calculated with each vendor’s price calculator on 12 October 2026, monthly billing, before VAT:
| Per month | Beds24 | Smoobu Professional Prepaid |
|---|---|---|
| 1 holiday home on Airbnb and Booking.com | €16.60 | €35 (€31.50 billed yearly) |
| 5 holiday homes on Airbnb, Booking.com and Expedia | €34.15 | €83 (€74.70 billed yearly) |
| Guest house: 8 rooms in 3 room types, on 2 channels | €37.00 | €119, if each room counts as one unit |
On list price, Beds24 costs less at every size, and the gap grows with each unit. Smoobu’s price includes a website builder, phone support and chat, while Beds24 charges for onboarding. Every Beds24 cost line is in our Beds24 pricing guide.
Channel manager and OTA connections
Beds24 says it synchronizes with “over 60 booking channels” (Beds24 FAQ). Its channel manager uses two-way XML connections with “Airbnb, Booking.com, Expedia, VRBO group, Agoda, Hostelworld and many more leading OTAs” to send prices and availability and import bookings, plus iCal for other calendars. Its list also includes Google Hotel Ads and Google for Vacation Rentals (Beds24 channel manager). You pay per link, so only for the channels you use.
Smoobu says every plan connects and syncs your availability calendars with Airbnb, Booking.com, Expedia and “over 100 booking portals”, with no fee per channel. Its pricing page does not say which of those portals use a full API connection and which use iCal.
That difference matters. As Smoobu’s own blog explains, iCal feeds “transmit only check-in and check-out dates, but they do not transmit rates, minimum stays, or guest details” (Smoobu blog). Before choosing, list your channels and ask each vendor which ones sync rates and restrictions, not just blocked dates. If you sell only on Airbnb and Booking.com, both cover you.
Website, booking engine and payments
Smoobu includes a website builder in all its plans, and you can connect your own domain on every plan. Its booking engine can also go on an existing site “via a link or html” (Smoobu booking engine).
Beds24 has no website builder of that kind. Its fee includes a “mobile friendly and fully customizable booking engine” and a booking website, with widgets for your own site, and guests can book in over 30 languages. Private Label moves the booking page to your own subdomain for €19 a month. To build a full site around Beds24, see our guide to website builders for Beds24.
Payments. Beds24 charges no processing fee (“You only pay a fee to your payment provider”) and integrates Stripe, PayPal and other gateways (Beds24 payments). Smoobu lists its booking system as including Stripe and PayPal. Your provider’s fees apply either way.
Ease of use, support and reviews
Beds24 provides documentation, tutorials, videos and regular webinars; for personal help, you open a ticket. Customer support is in English and German, and so is the control panel, with partial courtesy translations into French, Greek, Spanish and Portuguese (Beds24 FAQ). In September 2026, Beds24 added an optional “Modern” look for the control panel, with the same menus and workflows (Beds24 updates).
Smoobu lists email and phone support and a customer service chat in Professional Prepaid, and prioritized support in Teams Pro+. It says its agents speak English, German, French, Spanish, Italian and Portuguese (Smoobu).
Trustpilot ratings as of 12 October 2026:
- Smoobu: TrustScore 3.9 out of 5 from 518 reviews; Smoobu has claimed the profile (Trustpilot).
- Beds24: 2.1 out of 5 from 13 reviews; the profile is unclaimed (Trustpilot).
Thirteen reviews say little, and Beds24 does much better on Capterra, where users praise its price and flexibility but find the set-up demanding: see our Beds24 reviews. Be careful with vendor comparisons too. Smoobu’s own Smoobu vs Beds24 page, dated July 2025, still gives Beds24 a €15.90 base price and €1 per property for the channel manager, and says a card is required to test Beds24 fully. Beds24 now says from €15.50, €0.55 per link and no credit card for its trial.

Verdict: Beds24 or Smoobu?
- Choose Smoobu if you run one or a few holiday rentals, want a website, booking engine and phone or chat support in one subscription, and prefer a simple set-up to a configurable one.
- Choose Beds24 if you run a hotel, B&B, guest house or hostel with several room types, sell on many OTAs, or watch costs: at five units, it costs less than half as much on list price. Plan time for the set-up, or pay for onboarding.
- Either works if you only list on Airbnb and Booking.com: then decide on budget, the website you need and the help you want.

Keeping Beds24 with a better booking page
Many Beds24 users look at Smoobu for what guests see, not for the back office. If that is your case, start in Beds24 itself: customize the booking page, add Private Label if you want it on your own subdomain, and check that every room type has a bookable rate, because a missing or expired rate hides a room behind “No price found”.
If you want more than that, Bookpage24 replaces only the page your guests book on, while Beds24 stays your PMS and channel manager. This Beds24 booking engine reads prices and availability live from Beds24 on every search and writes each booking back into Beds24, whose channel manager then closes the room on Booking.com, Airbnb and your other channels. Guests see real room names, photos and descriptions in five languages, your rates side by side and the city tax upfront, and pay on the Beds24 payment page with your own Stripe or PayPal. You put it online as a hosted page, a two-line widget or a WordPress plugin.

It is not a website builder: for a whole new site, Smoobu or a builder connected to Beds24 fits better, and the other routes are in Beds24 booking engine alternatives.
