Beds24 vs Guesty: which one fits your property?
Beds24 and Guesty both connect you to Airbnb, Booking.com and Vrbo and include a direct booking engine, but they suit different businesses. Here is how they compare on price, channels, website, payments, support and reviews, using the vendors’ own pages and Capterra in October 2026.
Who each one is for
Beds24 is a PMS with a built-in channel manager and booking engine. It says it serves hotels, B&Bs, guest houses, holiday homes, hostels and agencies in over 150 countries, with multi-property functions for managers of “up to hundreds of properties” (Beds24 FAQ). It calls itself “a self-service system”.
Guesty is property management software built around short-term rentals, sold in three packages by portfolio size: Lite for 1–3 listings, Pro for 4–199 and Enterprise for 200+ (Guesty pricing). Its site also targets B&Bs, guesthouses and aparthotels.
In short: Guesty suits rental managers who want automation, owner tools and hands-on support, mostly on quote. Beds24 is a do-it-yourself system with a public price per room.

- Beds24: pay as you go. No contract, no set-up fees and no commission: you top up a prepaid balance. The fee grows with your rooms or units, from €15.50 a month, plus €0.55 a month per channel link, one room type on one channel (Beds24 pricing). Its calculator puts one holiday home on Airbnb, Booking.com and Vrbo at about €17.15 a month.
- Guesty Lite: public prices, per listing. From $29 a month billed monthly, from $20 on an annual plan (shown as a limited-time offer), or $9 plus 1% per reservation on a pay-as-you-grow option that includes its PriceOptimizer tool (Guesty Lite).
- Guesty Pro and Enterprise: quote-based. The price depends on your listings and add-ons, Guesty says. Monthly plans are not discounted, unlike annual ones, and you can only move to a lower package at the end of your contract.
Add-ons change both totals: Guesty sells PriceOptimizer, damage protection, GuestyPay and an advanced website builder separately; Beds24 charges extra for a private-label subdomain (€19 a month), SMS and onboarding (from €79). Details in our Beds24 pricing guide.
Channel manager and OTA connections
Beds24 says its channel manager syncs with “over 60 booking channels”, including Booking.com, Airbnb, Vrbo and Expedia, and charges per connection whatever your size.
Guesty links channels to the package: Lite covers Airbnb, Vrbo and Booking.com plus iCal, while Pro “syncs with 60+ listing channels”, according to its pricing page.
One detail for B&Bs and small hotels: Guesty’s comparison table lists multi-unit management and rate plans for Pro and Enterprise, not Lite. Beds24 has no packages, so room types and rates work the same at any size.
Booking website and payments
Guesty includes a booking engine and a website builder in every package, per its comparison table; an advanced AI builder and full-service website creation are Pro and Enterprise add-ons. Guesty says it takes no percentage-based fees on reservations through its direct booking engine; on the $9 Lite option, ask how the 1% per reservation applies.
Beds24 includes its booking engine in the fee. Its booking page and widgets go on any website, and if you have no website, Beds24 says you can use the booking page as one.
Payments. Beds24 adds no processing fee and connects to Stripe, PayPal, Authorize.Net and other gateways; with Stripe, it can charge cards sent by OTAs automatically. Guesty Lite connects to Stripe; Pro and Enterprise add Merchant Warrior and Hyp, plus Guesty’s own processor, GuestyPay, as an add-on.
Ease of use, support and reviews
Guesty includes more human support: every package has 1:1 guided onboarding and 24/7 live chat, and Pro adds phone support and a dedicated customer success manager. Beds24 relies on documentation, videos and webinars, with personal help through a ticket system in English or German.

Verdict: Beds24 or Guesty?
- Choose Guesty Pro if you manage rentals for owners or with a team, and want automation, owner statements and phone and chat support in one place. Price the add-ons too.
- Choose Guesty Lite if you host one to three rentals, mostly on Airbnb, Booking.com and Vrbo, and want an easy app with live chat.
- Choose Beds24 if you run a hotel, B&B, guest house or hostel, need room types, rate plans and many OTAs at a public price, and are comfortable setting things up yourself.
