Beds24 dynamic pricing: native options, pricing tools and where prices go

Dynamic pricing means your prices follow demand instead of a fixed season grid. In Beds24 you can do part of it yourself, connect a revenue management tool that writes prices for you, or both. Here are the native options, the tools Beds24 lists, how prices reach your channels and booking page, and the settings that quietly leave rooms unsellable.

What dynamic pricing means in Beds24

Beds24 describes dynamic prices as prices that “adjust according to demand and supply”, and lists four ways to get them: adjusting daily prices by hand, the built-in Yield Optimiser, automatic import from a connected revenue management system, or uploading prices from a .csv file or via the API (Beds24 wiki). Most of it runs on daily prices, one price per date. Beds24 recommends them “if you want to dynamically adjust prices on a daily basis”, rather than fixed prices, which cover a date range. Each daily price is only used where you tick it: your booking page, your channels, or both (Beds24 wiki).

What Beds24 offers natively

  • Manual changes and the calendar multiplier. Edit prices date by date, or apply a multiplier from 50% to 250% to all prices of a day or date range (Beds24 wiki).
  • Last-minute and early-booker prices, by limiting how many days before arrival a price can be booked.
  • The Yield Optimiser, under PRICES > YIELD OPTIMISER, which raises or lowers prices shortly before arrival.

A Yield Optimiser rule sets a percentage of the normal price: on a €100 night, 40% gives €40 and 150% gives €150, with 250% as the maximum. It applies to arrivals up to 30 days ahead, optionally only when a set number of rooms is still free, and rules multiply: 120% and 150% make 180%. It never overrides a multiplier you entered by hand, and a rule can be kept off channel management (Beds24 wiki).

The Yield Optimiser reacts to remaining availability and time to arrival. For prices driven by market data, Beds24 relies on connected tools.

Pricing tools that connect to Beds24

Beds24’s wiki has a page for each of the four tools in its dynamic prices category. How they connect, and what they write into Beds24:

For PriceLabs, RoomPriceGenie and Beyond, Beds24 adds that its normal channel manager fees apply, on top of the tool’s own subscription (Beds24 wiki). The marketplace also lists Pricepoint and DIAMO in its pricing category; see Beds24 integrations for how marketplace apps connect.

Your other rates can follow the tool’s price: Beds24’s pages on PriceLabs and Beyond describe extra daily prices with their own minimum stays and an offset, linked to the price the tool sends. A weekly rate is a typical example.

How dynamic prices reach your channels

You never push prices to Booking.com or Airbnb yourself. Whether a price changes by hand, through a multiplier or from a tool, the Beds24 channel manager sends the result to the channels that price is enabled for. Two things decide what each channel gets:

  • The tick boxes of each daily price: a price only goes where it is enabled.
  • What travels: the calendar multiplier applies to booking page and channel prices alike, and the Yield Optimiser too unless you exclude a rule. Discounts entered in prices, by contrast, are not sent to OTAs: they only apply to direct bookings from your booking page.

And to your booking page

On the standard Beds24 booking page, guests see the daily prices enabled for the booking page. So check that the daily price your tool writes, Daily Price 1 for PriceLabs and Beyond, is ticked for the booking page and not only for channels.

Our Beds24 booking engine shows the same Beds24 offers, with no sync to set up: it asks Beds24 for them on every search and checks the price again when the guest books. Whatever your pricing tool or the Yield Optimiser set a minute ago is what the guest sees, with your Beds24 discounts, minimum stays and closures applied as they are. Several offers per room appear side by side, cheapest first.

Pitfalls that leave rooms unsellable

Beds24’s rule is blunt: “If you have no prices for a certain date the system will show no availability.” Dynamic pricing adds new ways to fall into it:

  • Dates or rooms the tool does not cover. A tool only writes the dates and rooms it is set up for. If the connection stops, after a lapsed subscription or a reset key, nothing extends its prices, and dates left without any price show no availability on your booking page or your channels.
  • A minimum stay or minimum price the tool cannot lower. PriceLabs, RoomPriceGenie and Beyond cannot cut the values in your Beds24 room settings, so Beds24 advises leaving minimum stay at 1 (or none) and minimum price at 0.00, or your real floor.
  • A daily price not enabled for the booking page: your channels get the new prices, your own booking page does not.
  • Stacked adjustments. The Yield Optimiser’s multiplier applies to all prices, including those a tool writes. Pick one engine per room.
  • A price attached to an inactive offer, a classic cause of “No price found”.
